Commercial property advice

Commercial property decisions are driven by both the asset and the income it produces. Rent, lease terms, covenant strength, condition, location, alternative use and development potential can all affect value, and the correct approach depends on why the advice is required.

Geering Chartered Surveyors provides independent valuation and property advice on commercial and mixed-use assets across Devon and Cornwall. We act for private owners, businesses, trustees and professional advisers, with particular experience where commercial property forms part of a wider or more unusual portfolio.

Commercial valuation

We undertake capital and rental valuations where an independent RICS Registered Valuer is required. Instructions can involve individual units or commercial elements within larger residential, agricultural or mixed-use holdings.

Lease and occupational advice

The terms on which commercial property is occupied can be as important as the building itself. We can advise on rental value, occupational terms and the property implications of proposed arrangements, working with solicitors where legal documentation or interpretation is required.

Where a client is considering a new letting, acquisition or change of use, early valuation input can help identify issues before positions become fixed.

Mixed-use and unusual property

One of the strengths of a multi-sector practice is the ability to deal with property that does not sit neatly in one category. A rural tourism business, nursery, workshop complex or mixed investment may contain residential, agricultural and commercial elements that need to be considered together.

Rather than treating each component in isolation, we consider how the parts interact and select the valuation approach appropriate to the purpose of the instruction.
